What's Opening Within Ten Minutes of Fox Ridge This Summer

For years, living south of 98th meant driving north for anything new. That map has flipped. The corridor from University Avenue east to Slide Road, and from 82nd south to 114th, is where most of Lubbock's 2026 openings are landing, and Fox Ridge sits inside that box.

If you bought here for Lubbock-Cooper North and Laura Bush Middle and figured the food scene would stay a Loop-289 problem, the last six months have quietly changed the math. Here's what's already open, what's finishing this fall, and how a Saturday now actually looks from a Fox Ridge driveway.

The neighborhood's new center of gravity

Fox Ridge sits south of 98th Street and east of University Avenue. Draw a five-mile ring from that corner and you catch Covenant Park at 82nd and Marsha Sharp, the 19th Street restaurant row, the Slide Road retail spine, and the new build-out along 114th. Three of those four have opened something notable since spring.

The pattern matters because it's a shift in how the neighborhood functions day to day. Value-add buyers picking Fox Ridge in 2022 were essentially betting on the schools and the lot sizes. Buyers signing in 2026 are also getting a walk-in radius of restaurants and entertainment that didn't exist when the last comp closed.

Saturday morning, actually

The two Saturday anchors are worth planning around, because neither is inside the neighborhood but both are close enough to fold into a normal morning.

The Lubbock Arboretum runs a weekly Saturday farmers market with fresh-picked produce, warm bread, and local bakers, makers, growers, and creatives set up under the trees. From 98th and University, it's a straight shot north up University, and you can be there before the coffee line builds. This is the market to hit if you have kids and want to be home by lunch.

If you want the later, louder version, Mo's Sunset Market runs in the Depot District downtown. The next one lands Saturday, August 8, 2026, from 7:00 to 10:00 PM, with food trucks, live music, and local vendors filling the street. It's the closest thing Lubbock has to a proper night market, and the drive back south from Broadway lands you in Fox Ridge in under twenty minutes on a weekend evening.

Between the two, the Saturday rhythm for a Fox Ridge household now has a morning move and an evening move that don't overlap. That's new.

Covenant Park is the real story

Anything happening at 82nd and Marsha Sharp changes Fox Ridge more than anything happening downtown, because it's the closest major mixed-use build to the neighborhood.

Covenant Park is a 72-acre mixed use development with Summer Moon Coffee, Salata Salad Kitchen, IHOP, McDonald's, and Firehouse Subs already anchored, plus Texas Tech Credit Union on the way. The two additions that will shift weeknight and weekend habits the most are Ocho 80 and Schulman's.

Ocho 80 arrives from Plainview and Midland, giving south Lubbock a full-service Mexican option inside the development rather than a drive up Slide. Schulman's is the outlier. The West Texas debut of the concept is planned as an 80,000 square foot facility that will include movie theaters, bowling, indoor pickleball courts, an arcade, full restaurant, and a two-story brewery. Groundbreaking was queued behind construction drawings as of last summer, so opening timelines have slipped, but the site is now the single largest entertainment build in the south corridor.

For a Fox Ridge homeowner, the practical version of that is this: birthday parties, date nights, and a rainy-Sunday-afternoon problem all move inside a five-minute drive. That's a change in how the address functions, not a change in the address.

The 19th Street corridor is doing something different

19th Street is the other cluster, and it's a different personality. Where Covenant Park is family-and-entertainment scale, 19th is fast-casual and franchise.

Layne's Chicken Fingers is landing at 2227 19th Street, and just next door C5 Restaurants opened its second Lubbock location at 2243 19th on July 28, 2026, with a third planned for August. When two chicken-tender operators open storefronts within one address of each other, the underlying signal is a landlord betting on lunch traffic, not the tenants. That corridor is being priced for daily volume, which usually means the surrounding retail follows within a year or two.

If you'd rather skip the franchise route, Outlaws Grill is family-owned with roots in New Mexico, expanded from Eunice to Hobbs, and describes itself as a scratch kitchen, having opened its Lubbock doors in June 2026. It's the kind of place a Fox Ridge household ends up trying because someone at Laura Bush Middle mentioned it in the pickup line.

Slide Road, and the December question

The 114th and Slide intersection is the piece to watch. Amarillo-based Sticky Chikky is expanding south, with construction on the 114th and Slide location targeted for December. That's the closest major new franchise pad to Fox Ridge's south edge. If it opens on schedule, it will pull weekend traffic that currently goes north to 82nd back down to 114th, which is a small change on paper and a real one at the mailbox.

Millie's Homemade Ice Cream at 11421 Slide Road, Suite 110, was slated to complete in the spring, adding a walk-up dessert spot on the same corridor. The Slide Road build-out from 98th down to 114th is the quietest of the three clusters, but for anyone living in Fox Ridge, it's the one with the shortest driveway-to-parking-lot time.

What this means if you already live here

A few practical read-outs for current residents.

First, the "we have to drive to 82nd for anything" story is out of date. Between 98th & Frankford, 82nd at Marsha Sharp, and 114th & Slide, most weeknight decisions can now be made without crossing the Loop.

Second, resale narrative matters. When someone tours a Fox Ridge home this fall, the honest neighborhood pitch is no longer "quiet subdivision near good schools." It's quiet subdivision near good schools, five minutes from a 72-acre mixed-use development, ten minutes from two new restaurant clusters, and inside the fastest-growing retail wedge in the city. That's a different comp story, and it's one worth understanding before pricing a listing.

Third, timing. Schulman's, Sticky Chikky, and several of the smaller Covenant Park tenants are still on 2026 or early 2027 timelines. Anyone thinking about listing next spring will be selling into a market where those doors are open, and buyers will be pricing accordingly.
